Lone Star Business Park
Lone Star Business Park is a design-build industrial development consisting of 28 individual warehouse units, totaling approximately 62,000 sq ft (≈5,760 sqm) of flexible commercial space. The park is designed to accommodate small businesses, storage, and light industrial operations, offering customizable unit layouts, mezzanines, and drive-through access to meet varied tenant needs.
The development combines efficient site planning, functional building design, and high-quality finishes to create versatile, tenant-ready spaces. Each unit is tailored to its occupant, balancing operational functionality with cost-effectiveness and future adaptability.
Role: As Owner’s Representative, I oversee the general contractor throughout the design-build process, coordinate tenant-specific unit designs, and manage the fit-out process through to handover. My responsibilities include ensuring design quality, aligning schedules and budgets, and facilitating seamless integration between tenants, contractors, and project teams.


Margalit Startup City – Tel Aviv
Margalit Startup City Galil is a 1,400 m² innovation hub in the heart of Kiryat Shmona, designed to accelerate growth in FoodTech, AgriTech, and regional innovation. The project brings together startups, researchers, investors, and industry partners in a collaborative ecosystem featuring flexible workspaces, meeting rooms, and shared innovation areas. The hub supports entrepreneurship, technological development, and community impact throughout the Galilee.
Role: Managed the project from initial design through completion, coordinating multidisciplinary teams and overseeing planning, design, and execution to deliver a cohesive, functional, and visually engaging environment.




Margalit Startup City – New York
Margalit Startup City in New York extends the vision of creating global innovation hubs into a prime urban location within one of the world’s most competitive real estate markets. The project encompasses state-of-the-art workspaces, event venues, and community areas designed for entrepreneurs, startups, and investors.
The development creates a dynamic environment that fosters collaboration, adaptability, and growth, while meeting international building codes and the high standards of a demanding market.
Role: Managed the project from initial through planning, coordinating multidiscipline teams and overseeing all aspects of design and execution to deliver a flexible, high-quality, and visually engaging innovation hub.


Margalit Startup City –Galil
Margalit Startup City was developed as a flagship hub for technology, innovation, and business collaboration, spanning approximately 38,750 sq ft (3,600 m²). While the larger building also included residential elements, our scope focused on the full fit-out of the commercial and innovation spaces. The development brought together flexible offices, co-working environments, event venues, and cultural areas designed to reflect the city’s energy and entrepreneurial spirit.
The project transformed a central location into a vibrant ecosystem where startups, entrepreneurs, and investors could connect and grow. Careful attention was given to balancing functionality, aesthetics, and adaptability to create a space that supports collaboration and business acceleration.
